The report is not an appraisal, broker price opinion, legal advice, tax advice, or representation before a government agency. It does not establish market value and does not guarantee that an appeal is permitted, timely, successful, or financially worthwhile.
Official records and estimates
Official values are identified separately from calculations and user-provided information. Public records can be delayed, incomplete, corrected, or unavailable. GRM and proportional-tax figures are simple screening scenarios, not county-issued standards or final tax quotes. Always confirm the parcel, amounts, filing year, deadline, standing to appeal, and required evidence before acting.
Your responsibility

Do not state that an estimate, condition, rent, purchase price, or comparable is supported unless you have truthful evidence for it.
